Kontract Property Management offers professional and personalized property management for many types of second home ownership. Whether your second home is a rental property you keep as an investment, or it’s your families’ treasured holiday home that may remain vacant for weeks at a time. We work with every homeowner to customize inspection schedules and regular home maintenance services that will ensure your home is well taken care of.

It is never a good idea to leave any home unattended to for long periods of time, Kontract Management offers affordable inspection programs to give you comfort knowing your home is being watched and cared for, when you’re unable to do it yourself.

Key Holding / Trade Access

Arranging access to your property for contractors and deliveries, including accompanying if required.  We hold keys for every one of our homes as standard; they are kept safe with minimal address information on the tags.

Peace of mind is knowing your property is being well cared for. We regularly visit the property, where we inspect the interior and exterior of the villa followed by a full report including photos where necessary. 

Secure Property Key Holding / Inspections

These are two of the most important roles as a property management company. Our clients need our reassurance that their property is being checked regularly (generally it is a house insurance request too). We check doors and windows are secure, collect post and pass on where needed, can turn on/off heating or simply adjust the temperature.

In the winter we make it a priority to check ceilings and walls for any sign of damp or leaks.  Many clients like additional things checked specific to their house which is of course no problem! 

Regular Inspections

  • Security and Maintenance Inspection (weekly) with follow up email
  • Heating and water checks

  • Switching on heating pre arrival

Miscellaneous Inspections

  • Detailed Maintenance Inspection Reporting (bi-annual)
  • Property (Unoccupied) Inventory Audit (Internal)

Call-Outs

Home owners are provided with a 24-7 contact number. Out of hours we communicate via a WhatsApp messaging number, which is manned 24/7, 365 days a year by real people!  Any calls received outside of normal office hours are forwarded to a Kontract team and we endeavor to respond to these within the hour.

Keeping shared / common areas tidy

Whenever we visit, we will endeavour to keep any shared / common areas (if applicable) respectable and clean as per any owner common area agreement

Household Goods Sourcing

Whether you live next door or at the other end of the county we can assist you in the furnishing of your home, be it the purchase of a new sofa or a complete interior.

We use local suppliers and craftsmen who represent value for money, without compromising on quality of service and product.

Property Management in South-West England: Somerset, Devon, Dorset

Every supplier we use has a returns policy of at least 28 days, and a guarantee of at least 12 months. In the unlikely event that there is a fault or break we will liaise with the supplier to ensure the right policy is followed.

We can also arrange collection of old items if needed

Mail Collection / Forwarding

As part of the service we can collect mail and forward to you, or set up with the local post office a mail redirection service
